Jim Banks is acclaimed for specializing in probate properties and making money through the process. He is reported to have bought his first probate property for $30,000 dollars and sold it for $95,000.

With a background in law and decades of real estate investing, Jim has created a program that offers its members insights into probate property investing.

He claims to be able to help you “niche down” in the real estate game and offer you a competitive advantage over the other real estate investors.

His course is called Probate Profits Course and I found the info on jimbanksprobate.net.

More about that in a sloppy second. (just invented a new meaning for that one. LOL)

Can Lisa Moren’s Books help you build better brands, buys, and investments?

Hey Guys,

Gonna talk about Lisa Moren Bromma today.

But first lemme get you up to speed on a few things.

Yesterday my wife and I went to see the movie Ded Poole. I loved it entirely because of the prickly prose that the writers sprinkled throughout the movie.

As a blue-collar blogger doing things ole’ school, I regard everything I see/read and hear a little differently.

There is an “X” factor  (X as in triple X not XRay)… to how catchy the sentences are thrown down on paper. Most don’t know. and you prob don’t care.

Once again, my blog…my rules.  BUT Stick with me I’ll explain.

Word pics and priorities are the “thing” when it comes to pro-blogging. As I sit here on the edge of my chair, sweat pants, t-shirt and my 4.3 lbs ankle biter staring me down for another treat.

I’m interrupted by the thought that you wanna hear something relevant.

Something that will change your life, clue you in and set you on a path to your destiny.

I know you are serious about making it BIG.  Otherwise, you wouldn’t be doing research.

AND…

You wanna know whether Lisa Moren is the right fit for ya.

Gotcha…

I’m gonna answer that in a hammer-slamming fist on table, BANG, way…

-but first I gotta know what’s got ya HERE?

Cliff notes version on me…

Invested in real estate, lost everything, found a better way.

Pounding pain and plenty of years to recover. But I did it.

How?

Enter a guy who made a ton of money online… He showed me how to create local digital properties and rent them out.

-Cheaper, more efficient than hard assets.

My story would have gone untold is it wasn’t for him. Now I blog regularly on how not to LOSE Money in real estate investing.

And as good as Lisa’s information is, I’m not gonna dive back into the dark waters of REI.

Lisa Moren Bromma Bio and Background

Lisa Moren Bromma has been active in the field of real estate investing since 1978. Ten years after she started in real estate, she began investing in private mortgages and at that time also began consulting with real-estate-focused businesses in the financial services community.

Since 1991 Bromma has also been a professional speaker, teaching over 2,000 workshops on the subject of real estate and marketing. She has presented seminars at several national and international real estate events.

Lisa is the author of numerous articles, two books, and a CD series called Soup to Nuts.

Her books are available on Amazon. One is called Real Estate Investing for the Utterly Confused (2006); the other is Wise Women Invest in Real Estate. With Hubert Bromma, she co-wrote the book How to Make Money in Alternative Investments.

Soup to Nuts: Everything You Need to Know to Become a Successful Real Estate Investor is only available on Amazon by a third-party affiliate seller. It’s a manual plus 7 CDs, and as of this writing, only one copy is available at a price of $65.  It might be found through searching eBay or other auction/used book sites.

Bromma’s Linked-In bio states that she also authored Promote Your Note Business, a marketing program for the private mortgage industry. However, I was not able to find if this is currently available.

Bromma used to be an advisor to The Entrust Group. This company was the country’s largest administrator of self-directed retirement plans. At one point she also was an active contributor to the Wise Women Investor blog, but that appears to be defunct.

I found a few podcasts by Bromma on blogtalkradio.com (2008) and nextgenerationtrust.com (2012). Bromma does not have a YouTube presence that I could find.

Selfgrowth.com, an online self-improvement community, has a Lisa Moren Bromma page and a database of articles she has written. The articles appear to be partially real-estate-related, but more are about a financial investment in general. Some of the titles include:

  • The Case for the Self-Directed IRA (2012)
  • 5 Tips for Real Estate Investing (2010)
  • How to Build Trust in Business Relationships (2010)
  • Build Your Brand: The New Reality (2010)
  • Are You Ready to Take Control of Your Financial Future? (2009)

To sum up, it looks like Moren Bromma was active in speaking, business, and writing up until a few years ago. However, she seems to have discontinued her real estate focus or has gone in a different direction professionally, as I can’t find much in the way of current material, products, or seminars.

Who is Michael Martin and the Lake Company?

How’s it going?

Today I want to talk about Michael Martin.

-He bears worth mentioning because this guy is a rock star at his trade and has taken his business to the next level.

Most agents I see out there involved in real estate sales simply hang their hat with a broker and then accept whatever marketing materials are available to them.

But not Michael Martin. He has taken his business to the next level. With video information and resources on his website, he communicates CLEARLY that he is “the expert” when it comes to Lake Keowee.

In this day and age, this is a MUST for marketers.

As an outsider looking in, I can see where it would be hard to compete with a guy like this. Success leaves clues and anyone that is here reading up on how to build a successful real estate business can definitely learn a thing or two from Michael Martin.  Who is to say that you have to study under coaches like Brian Buffini, Joshua Smith or Tom Ferry.

Just watch guys like this and emulate their actions.

When it comes to owning your own company and business, you’ve got to be willing to set yourself apart from competitors. By adopting a “do whatever it takes mentality,” there’s really nothing that you can’t achieve.  Take notes from Martin, copy him. His example might be enough to raise the bar for your own business.

Clearly, Martin believes in himself and his offering.

Does that mean that I’m going to ditch my digital deal and jump back into real estate?

I hope you are well today.

-Quick Question

What’s got ya looking into the real estate investing world with Lou Castillo?

>>Are you like me? Have a great job or career, but hated to get ready, go in and show up at the place? It’s just sucking the life out of ya?

I remember sitting there thinkin’…. Is this what my life was supposed to become?

–BORING (said long and drawn out please).

Don’t get me wrong. I had a respectable career, but it just wasn’t me anymore. Besides the fact that I wasn’t getting any younger…Each day I went to work, and…

…the only thing I looked forward to was the stiff Starbucks steep I’d get on the way or after lunch.

The rest of the time I found myself loathing what I was doing. I definitely couldn’t see myself still doing it at 60.

I don’t know about you, but I was searching for a better way. I thought I had found it in real estate, but learned my lesson the hard way. I made lots of risky decisions that ended me like a bad marriage.

Today I want to talk to you about Lou Castillo. He has been around investing in real estate since the early 90s. With the background of a business and marketing masters degree as well as tenure at American Express where he managed a large portfolio, Lou Castillo has become a guru in real estate investing. He is passionate about it and was able to retire at an early age of 37 to pursue it wholly.

Although I gotta say….as I dug into the information that was available from Lou Castillo, I was met by the sound of crickets. I was able to pull this info together.

It is worth noting though (at the time of this writing) that both of his websites are not mobile compliant, which leaves me wondering whether he is staying in this niche.

Apparently he has been successful in creating the Iron Clad Deal Protection Affidavit, which is designed to secure a deal in place. He offers training on how to create deals that people accept.

As good as all of the sounds, am I gonna jump back into the REI world with both feet?

Bill Gatten “Wealth Guru” Land Trusts: A Closer Look

Listening to Bill Gatten’s presentation on his website takes me back to a few seminars that had me convinced I’d be wealthy, which is a great atmosphere to get ya to pony up the good ole plastic for some more learning opportunities.

I’d be the guy in the crowd taking copious notes… thinking I now had the world by the tail only to find I’d never even look at my notes once I was back in my hustle at home.

My big brother always called seminars like these warm baths.

Ya know what he meant, right?

It’s like taking a dip in a remote hot spring to soothe those tired achy muscles, and

who couldn’t use a little soothing of our sick, tired, achy bank accounts.

With that said, it doesn’t mean I’m down on Gatten’s educational resources… just gonna take a rain check for now.

A Look at the Legacy of J.P. Vaughn

Today I wanna talk to you about J.P. Vaughan and her legacy. You may not know that she passed away in 2015 after losing a battle to cancer.

Certainly, my goal in discussing her career path and involvement in real estate is to honor her memory and create a bit of a “period” at the end of a sentence in the online world and offer a salute to her online legacy that will be left behind for others to discover for years to come.

She was so much a pioneer in this space.

First off let me drop this out there… Cancer is a b!tch.

I lost my mom to cancer. I remember those days leading up to her passing. One scene in particular stands out.

>>It was early in the morning New Years Day. (3 days before she died.)

She no longer had the strength to get out of bed and she asked me if I could help her use the bathroom. I lifted her back and helped her move her legs to the edge of the bed.

She also couldn’t walk that well, so I held onto her tightly with a bit of distance between us as if we were ballroom dancing and I helped her shimmy her way around to the porta potty next to her bed.

Although this only took 10 to 15 seconds it felt like an hour.

I realized later then that it was to be “our last dance.”

-Flash backs to 5. The image of me dancing with her as a young boy comes to mind. I remember when I was a little boy she’d have me place my feet on top of hers (I was light enough and half her size) and I stood with my feet on hers, she danced around the house with me so I didn’t have to learn any steps.

I remember the twirling and swirling feeling as she’d spin me around.

>This dance of course was much different, much more significant.

She on the other hand in just a few days from then would dance with Jesus, and I wish I could have been there to see that.

So, going into writing a review on JP Vaughan, just be aware this is my backdrop.

These moments are really tough and it help me get clear on my purpose in life. I find that at the end of every funeral there is a momentary silence of all the noise and distractions life.

It is often one of the only times that I feel all that I see things clearly for what they are. That we cannot take what we have with us.

But we can leave a legacy. We leave a legacy to our children to our friends and even to strangers. One of the things that I am excited about in the work that I do is that these pages will remain online potentially forever.

So hats off to Jeanne Ekhaml, J. P. Vaughn’s daughter for taking over for her mom.

Grant Cardone Real Estate Training: Can He Mentor you to Success?

How’s it going?

Gotta tell you about one of my favorite personal growth superheroes, and I was super-stoked to see one of my mentors chillin’ with the big guy when I was researching what to write for ya here.

-Why?

My initial exposure to Grant was reading his book the 10X Rule.

Like so many books it ended up on my “lazy” someday/oneday…. Toy-Story-lonely bookshelf and I’d be pretending if I said I spent time trying to live by the book.

My wife downloaded his audio version and she had listened to the whole thing. Me… Mr Procrastinator (I know…nothing like you, you will admit to that tomorrow, wink).

-I figured I’d get back to it.

That was until one day I was driving down the turnpike complaining to my wife about my lack of my productivity… I wanted to do more…just wasn’t clear on how.

and in that unassuming “leave it to beaver” way, she said, “WHY don’t you 10x it?

-Don’t get me wrong, she is more like Lucy Liu than Jamesy Bunch

I paused for a few moments… (expletives and confusion racing through my mind.) Could she be right? Could it be possible?

Then Steve-Jobs-like clarity began to set in.

The thorny words pricked the end of my tongue like a weather-worn cactus in July, “Uh…”I THINK you are RIGHT.” I uttered.”
